CUTTING-EDGE SUSTAINABLE WAREHOUSE PLANNED FOR P3’S FIRST BROWNFIELD SITE IN ITALY

P3 Logistic Parks, long-term investor-developer and manager of European logistics properties, is to develop its first logistics facility on brownfield land in Italy, to serve the need for sustainable buildings with reduced environmental impact that are built to the highest international standards.
Located in San Pietro in Casale, in the Altedo district, the development is strategically located near the A13 motorway and the logistics hub of Bologna Interporto. When complete, this development in one of the most important logistics hubs in central north Italy will comprise one or more “turnkey” warehouses of up to 100,000 sqm of covered area, just two minutes from the Altedo exit of the A13 motorway and 14 minutes from the Bologna ring road.

The high-quality construction will be built upon the former site of a sugar factory. Utilising brownfield space is one of the very best ways to develop logistical assets in high-demand areas, while simultaneously contributing to vital efforts towards green goals and net zero carbon emissions.
In line with P3’s commitment to Environmental, Social and Governance (ESG) best practice, a new layout is planned for the Altedo project, with the provision of new cycle paths and two new roundabouts for excellent connection to the site for both vehicles and workers.

More features are planned for the development, for it to achieve “Green Logistics” development certification, as set out in the PUMS (Sustainable Urban Mobility Plan). These will contribute to improving quality of life for the local community, such as a fleet of bicycles — including electric bikes and charging stations — and a dedicated bus service for the logistics hub workers, who will be offered public transport season tickets, valid city-wide. P3 provides cutting-edge sustainability solutions, such as a program of urban reforestation with high C02 absorption to slow the rise of polluting emissions. P3 also employs nearly Zero Energy Building (nZEB) with almost zero energy consumption and the production of clean energy, use of natural and artificial lighting systems, reduced light pollution, use of solar panels and the harnessing of rainwater and low volume plumbing systems which reduce water wastage.

P3 manages the entire process of the turnkey cycle for clients, helping to identify the most strategic locations and obtain the necessary permits, as well as guaranteeing assistance in the procurement, construction, after-sales services and property/facility management phases.
